Aims and Values of Thorpe-le-Soken Community Land Trust
The aims of the Thorpe-le-Soken (TLS) Community Land Trust (CLT):
- To acquire housing stock to be held by the CLT as affordable housing stock to be provided to young families and individuals with a family/work connection to TLS at affordable rents.
- To acquire community assets currently in private hands to be held by the CLT for the perpetual benefit of the community – such as amenity areas.
- To work with planners and developers to ensure housing fit for purpose and to ensure developers deliver affordable housing back to the community via the CLT which wherever possible are low or zero carbon, utilising up to date materials and technologies to ensure they are environmentally friendly.
- To leverage our position to ensure where possible local people, firms and suppliers are used in development activities protecting local jobs and assisting the local economy.
- To assist the local council in achieving local housing goals.
- To select and work on projects which improve the locale – ensuring brownfield/derelict sites are developed always in advance of greenfield areas.
Opportunities
Potential opportunities exist for the trust. A planning application is due to come forward which could enable the trust to acquire a small amount of stock (gifted properties). Thorpe Maltings is a derelict English Heritage asset which is up for sale. Planning permission exists and the site needs to be brought forward from an aesthetic and business sense. We have contacts with a local developer.
